Every booking that arrives through an OTA costs you a cut of the room rate, on every stay, forever. A direct booking engine is the one channel where the full rate stays with the property — provided the engine itself does not take a percentage.

What commission-free means here

It means what it says: bookings taken through your own booking engine carry no per-booking commission. You pay the per-room subscription and keep the full room revenue, whether you take one direct booking a month or four hundred.

This is worth checking carefully with any vendor. "Commission-free" is sometimes used for a booking engine that is free of OTA commission but still charges a percentage of its own, or a transaction fee that behaves like one at volume.

The direct channel only works if the inventory is real

A booking engine is only as trustworthy as the availability behind it. If it reads a cached copy of inventory, it will occasionally confirm a room that no longer exists, and the recovery — calling a guest to move or cancel them — costs more goodwill than the commission you saved.

Because the engine reads the same live inventory as the front desk and the OTA connections, a direct booking and an OTA booking compete for the same room honestly, and whoever gets there first holds it.

Payments that reconcile themselves

Every payment reconciles back to the guest folio and the cashier’s shift, so the front desk closes against a balance with a clear source rather than a figure somebody has to reconstruct. Charges, taxes, payments and refunds all resolve from the ledger.
